Abated contaminants: Environmental contaminants including interior lead-based paint, asbestos containing materials, and soil vapor issues. Outdoor pollution included petroleum and hazardous materials impacted soils and groundwater. Hillcrest Development removed over 100 abandoned tanks and barrels of paint, oil, and other waste.
Grant support: The project benefited from a $285,900 grant awarded from the Metropolitan Council’s Livable Communities Tax Base June 2006 Revitalization Account (TBRA) to assist with environmental conditions.

For nearly a century, the Frost building had been the home of a paint and linseed oil manufacturing company. This heavy industrial use had left pollution in the buildings and grounds.
Hillcrest Development managed the complex process of mitigating the environmental damage including lead abatement, asbestos removal, and soil remediation. We also installed a soil vapor extraction (SVE) system to help remediate the pollutants, and created several green spaces from former waste areas.
Once the building was free from its past hazards, Hillcrest began transforming the grim industrial spaces into warm, light-filled, and functional office spaces. Today, the Frost Building offers two floors of modern spaces with large windows, modular cubicles, reception areas, large meeting rooms, and fresh lighting accents.
